Our Financial Statements for 2024/25 reflect on a year of resilience and significant progress. We concluded the year with a turnover of £674 million and an operating surplus of £123 million.
Our focus remains on delivering and improving social housing for our communities. In the last year, we increased our investment in existing homes, spending £286 million compared with £247 million the previous year. While we've paused new development commitments to focus on our existing homes, our ambition is to return to building much-needed new homes at the earliest opportunity.
We also achieved a Governance rating of G1, the highest standard of governance, from the Regulator of Social Housing.

Our ESG report details our promises, efforts, and outcomes across sustainability, social impact, and governance for the year 2024/25.
Our third as Southern Housing, this year’s report showcases the tangible progress we’ve made in delivering on our ESG commitments and highlights the positive impact we’re having on people, places, and the planet.
Key highlights include:
- Energy efficiency milestone: 75% of our homes are now at EPC bands A to C, marking a major step forward in our decarbonisation journey.
- Sustained excellence: We achieved SHIFT Gold accreditation for the sixth consecutive year.
- Genuinely affordable homes: Our rents average just 41% of market levels, helping ease financial pressures for those who need it most during the cost-of-living crisis.
- Significant savings: The market rent discount we provide is £567 million per year, equivalent to £10,000 per home.
- Supporting residents: We helped residents secure £6.19 million in additional income, benefits, and funds.
- Driving social value: Through partnerships with 157 businesses, including 105 formal social value agreements, we delivered £590,000 in direct and in-kind social value to our communities.
Beyond the headline figures, the report outlines our continued progress across all aspects of ESG. Our decarbonisation plans are continuing, our resident governance structure continues to shape service delivery.
