Artlington, Guildford

A former kennels, cattery and plant nursery has been transformed into a vibrant new community with 39 homes. 

The scheme includes a mix of maisonettes and houses, with five homes for social rent, 13 for affordable rent, 12 through shared ownership, and 10 for market sale, with the majority focused on providing affordable housing for local people. One existing listed building on the site has also been carefully refurbished as part of the development.

Constructed by our own in-house construction company, the homes exceed energy efficiency targets for new developments and are equipped with electric vehicle charging points and cycle storage. The site includes open green spaces, giving the development a spacious and welcoming feel, and its close proximity to the River Wey Canal offers residents the opportunity to walk or cycle into Guildford town centre.

As part of our commitment to supporting the wider community, we’ve also installed a new bus stop shelter and pelican crossing point on the Old Portsmouth Road, improving access and safety for local residents.

Foundry Close

Constructed by Greymoor, the development is made up of six homes for affordable rent and 14 to buy through shared ownership, with the first residents now moved in.

The homes have provision for electric vehicle charging points and there’s a community peace garden at the centre of the development, for residents and the wider community to use.  

With Foundry Close complete, work continues on Southern Housing’s other developments in the area, including Ingrams Farm in Ninfield and Sussex Plants in Hailsham. 

Sussex is facing significant pressure on its social housing waiting lists and needs new family homes. A recent study by the National Housing Federation, Crisis and Shelter found that at the current lettings rate, it would take between 3 years (Wealden) to 17 years (Adur) to clear Sussex local authorities’ current waiting lists, highlighting how demand has outstripped supply.
