A long-running access challenge

Our team first noticed that a property’s gas safety check was overdue after repeated attempts to arrange access were unsuccessful.

Over the next two years, colleagues worked closely with contractors and support services to try to engage with the resident and arrange an appointment. A wide range of approaches were taken, including flexible appointment options and tailored support.

Appointments were arranged on several occasions, including an out-of-hours Sunday visit, at the resident’s request. Gas and electrical contractors attended together to make the process as convenient as possible, but access still wasn’t provided.

When we’d exhausted all standard routes, the case was escalated through legal channels. We secured a court injunction requiring access for the safety inspection. However, the resident didn’t comply with the order, leading to further legal action.

The case progressed through several court hearings. Our focus remained on achieving a safe and lawful resolution so we could complete the essential safety work.

Access finally achieved

The property was eventually recovered through an eviction in August 2026 as part of separate possession proceedings. Once the home had been cleared, contractors were able to gain access and complete the outstanding gas safety work.

Although the process was lengthy and complex, the outcome ensured the property was made safe and brought back into compliance.

The importance of gas safety checks

Annual gas safety checks play a vital role in protecting residents. They help identify potential issues before they become serious risks and ensure gas appliances and installations are working safely.

Cases like this are extremely rare, but they show why we take gas safety responsibilities so seriously. When access isn’t provided, it prevents important safety checks from taking place and can create risks for residents and neighbouring homes.
