The safety of residents is our highest priority. The tragic Grenfell Tower fire in 2017 was a watershed moment for the housing sector, prompting a fundamental cultural shift in how building and fire safety is understood, managed, and communicated. In response, the government introduced legislation and oversight, including the Building Safety Act 2022 and the establishment of the Building Safety Regulator.
This page is part of our commitment to transparency, accountability and most importantly – resident and occupier safety. It outlines how we’re managing our Higher Risk Buildings (HRBs), and ensuring they meet the highest standards for structural and fire safety. It’s also a key part of our wider journey to build trust and work in partnership with our residents, regulators, our internal teams, and partners across the housing sector.
We want to clearly demonstrate how seriously we take our building safety responsibilities, and how we’re embedding a culture of proactive risk management and open engagement.

Engaging with residents
We believe building safety is a shared responsibility, and our residents' voices are crucial to this. Our Resident Engagement Strategy sets out how we work with our residents in HRBs to involve them in decision making, listen to and act on their concerns, and share safety information.

Building safety survey programme (BSSP)
We’re carrying out a detailed survey programme across all our HRBs to assess fire and structural safety. These surveys help us identify and act on safety issues quickly and responsibly, to ensure building and fire safety risks are avoided or controlled as much as possible
Mandatory Occurrence Reporting
We’ve guidance in place to report, and safety occurrences as required by the Building Safety Act 2022. This ensures serious safety risks are identified, recorded and acted upon swiftly.

Investigating building safety complaints
We take all concerns about building safety seriously. If you raise a building safety compliant, we’ll ensure it’s dealt with in line with our Complaints Policy and the Building Safety Act. This includes clear timeframes, escalation routes, and the option to refer your case to Building Safety Regulator, if needed.
