Our planned works programme

Over the course of 2026-27 we'll replace:

  • 2027 kitchens

  • 2093 bathrooms

  • 749 doors

  • 1,498 windows

  • 188 roofs

  • We will also carry out cyclical decorations to 6204 homes

  • Undertake retrofit works to 954 properties*

  • Digitise the door entry and warden call systems at 40 blocks as part of our digital switchover project.

 

When will work be done in my home?

We've a rolling programme to survey our homes every five years to obtain and refresh our home condition data. The data collected at the Home Condition Survey is used for a long-term forecast of expected renewal dates of the key components in our properties. It is not used to identify ad hoc repairs. 

 It’s important to allow access for the surveys as we will prioritise works where we have up to date survey data.

Our investment programme ensures replacement of key home components ahead of their expected lifecycle based on government guidance or other requirements. This approach helps keep our homes in good condition whilst also prioritising investment in homes where it is most needed.

 Below are the average timescales, guided by five-yearly stock condition surveys, for when renewals might be necessary in your home:

Heat Network Programme

We are soon to launch our Heat Network Renewal Programme, with a priority scheme starting in 2026–27.

This is a key step toward our ambition to improve energy efficiency and decarbonise all communal heating systems across our residents homes by 2050.

This programme reflects a strategic shift toward long-term investment in modern, low-carbon infrastructure, improving efficiency and resilience for the future.

As a cornerstone of our sustainability strategy, it will work alongside our retrofit initiatives to accelerate carbon reduction at scale and deliver lasting benefits for our residents homes.


Our retrofit programme

We're committed to improving energy efficiency in our homes through a dedicated 'retrofit' programme. Retrofitting simply means modifying your home after it's been built. Find out more about our retrofit programme.
