Update on building safety works - 14 November 2025
Following our noticeboard update on 6 November 2025, we completely understand that the ongoing uncertainty around when the remedial works will be programmed is frustrating, and that clear timelines are important.
We share your desire for progress, and we want to reassure you that we're actively working to move matters forward. Galliard’s solicitors have this week advised that Galliard is currently awaiting approval of MHCLG (Ministry of Housing, Communities and Local Government) funding in order to formally appoint an external consultant team. Once appointed, this team will prepare the technical documents needed and confirm a lead-in time for mobilisation on site.
In addition, we're working with Galliard to agree the forms of the necessary contracts in advance of receipt of the MHCLG funding in order to ensure there is no delay once the funding has been received and the technical documents prepared.
Once Galliard are able to start on site, the project is anticipated to take around 51 weeks and we will liaise fully with residents in advance of the works being programmed.
We're working closely with Galliard to progress the remedial works as quickly as possible. In addition, we will be engaging directly with MHCLG to help accelerate the process and ensure matters move forward.
Your safety remains our top priority, and all current measures in place continue to meet building safety requirements.

Update on building safety works - 6 November 2025
We remain committed to completing building safety works at Norfolk House.
We understand residents want remediation carried out immediately, however, this type of work is complex and needs to be carefully planned – ensuring it meets all government guidance. We remain in close contact with Galliards as we look to finalise arrangements for the works.
Your Property Manager, Olu, will continue to communicate with you and notify you if there are any further updates. We’ll arrange a residents' meeting once the arrangements for the works are finalised.
In the meantime, we continue to have measures in place to ensure you remain safe in your building. Norfolk House now operates a Simultaneous Evacuation policy, meaning all residents must leave the building immediately if the fire alarm sounds. A Grade A fire alarm system has been installed in communal areas to support this strategy.
These measures are temporary; they'll remain in place until remediation works are complete. Personal Emergency Evacuation Plans (PEEPs) are available for anyone needing assistance.
To reduce fire risk, we ask you NOT to store combustible materials, smoke, or use barbecues on balconies, and familiarise yourself with the fire action notices displayed in communal areas.
