There are instances where we don’t own the building you live in and do not have responsibility for the internal and external communal areas.  

The freeholder may appoint a managing agent or a Resident Management Company (RMC) to undertake their duties. 

If we are the freeholder, we’ll look after the building, but communal spaces such as communal gardens and internal areas may be managed on our behalf by an agent we’ve appointed.  

This is common if you live on a large estate and where there is already a managing agent in place for other buildings and areas.  This ensures services are kept consistent while providing value for money to residents.

If you are a leaseholder or shared owner, you are responsible for managing your home and resolving day to day repairs.  

Southern Housing, as a landlord, is responsible for repairs and maintenance where residents rent their home and in accordance with the terms of their tenancy agreement.

If you have a managing agent who looks after communal spaces, in most instances you can contact them directly - we have provided an information sheet specifically for your building with contact details etc you will need if there is an issue.  

You can also contact Southern Housing as your landlord for support in raising repairs and queries with the management agent. If you have any issues, you need help raising.

Safety checks such as lift inspections, fire risk assessments, asbestos surveys, testing for legionella or gas safety checks for the block must be carried out by the responsible person.
